Hi,

We are looking at deciding whether to invest in this opportunity and would like a quick back of the envelope draft of a concept of how we could use this piece of land

Here are the zoning restrictions:

Current Zoning Residential 2
Height 2 Storeys
Coverage 60%
Building Line 3m along the street boundaries
Parking Include a carport and a second visitors parking for each
Extent (total site size) 4015m>2
Circulation (roads, pathways etc.) @ 20% 803m>2
Total Gross Building Area 3212 m>2
Single sectional title size (total stand including garden) 265 m>2
Floor area size (single building area) 195 m>2
Number of units 12

The area is quite popular for young people starting their careers, young families with working young parents, young couples. The neighbourhood is at a turning point where people older than 60 are selling their properties and young people aged 25 - 35 (spill over to 40) are buying moving in. This is a middle income area and by no means luxury or exclusive

The output should be
1. a floor layout of how you would use the space accounting to the above limitations and knowledge of market
2. A rough sketch of the type of unit you would recommend for us to build (how many bedrooms, bathrooms, etc.)

Remember, these are sketches and we just want to see an idea of how we could use this space, whoever surpasses our expectations we will bring on board if we decide to proceed with the project. Please include dimensions in you sketches/idea visualisation

We ned to include a small security booth and a tool shed at the entrance.

If you need to make adjustments do so cautiously only if you absolutely need to. Be creative

did you mean by total gross building area (3212) the 2 floors area of the 12 buildings with garden or the one floor area (built on land) with garden for the 12 buildings ? , also we need the dimensions of the land in length and width or the location in google earth
